Property Team

The property team at 191 balances community and safety and adheres to all protocols outlined in local COVID-19 government mandates. Additionally, there is a robust and safe events calendar for tenants.

Communications & Signage

Building communications are distributed through tenant notices and common area signage. Tenant surveys bring new ideas and inform the continuous adaptation and enhancement of our operations.

Common Area Safety

Shared areas at 191 are regularly activated, and safety remains a top priority of the staff.

  • High-frequency touchpoint areas are routinely sanitized throughout the day

  • Automatic door openers in the amenities, multi-tenant washrooms, and parking garage

  • Automatic hand towel dispensers in multitenant washrooms

HVAC and Water Systems

  • MERV 13 filters filter out smaller particulates to minimize virus transmission

  • UV-C germicidal ultraviolet lights in all air handling systems

  • Domestic water systems and washroom fixtures flushed monthly

  • 3rd party testing \on domestic potable water systems to ensure optimal water quality

Designed for convenience, collaboration and wellness, the amenities are open and available exclusively to tenants of the building.

  • Enhanced cleaning protocols throughout the common areas

  • Renovated locker rooms in the Fitness Center

  • Relaxing Tenant Lounge with areas for individuals or small groups

  • Recent Tenant Lounge upgrades include new lighting, furniture, and finishes

  • New corridor and upgraded washrooms and hands-free access

  • Automatic door operators installed on amenity entrances

Security Services

  • 24-hour security in the lobby and dock areas

  • Security key card access on all passenger and freight elevators

Urban Farming

The rooftop beehive and garden programs at 191 promote sustainability and educate tenants on agricultural and ecological practices in an urban setting.

  • Partnerships with Microhabitat and Alveole for the garden and hive programs

  • Opportunities to learn about bees and their vital role in maintaining the ecosystem

  • Over 260 pounds of produce was harvested from 191’s garden in 2024

  • Produce from the garden supports area food banks

  • Harvested fruits and vegetables for tenants from the rooftop urban garden are available in the spring and summer
